PLEASE READ THESE TERMS AND CONDITIONS (the “Terms”) CAREFULLY BEFORE USING https://www.astrarealty.com (the “Site”) OR ENGAGING WITH ASTRA REALTY (“Astra,” “we,” “us,” or “our”) OFFLINE. By accessing the Site, submitting a form, calling, texting, or otherwise communicating with us, you (“you,” “your,” or “User”) agree to be bound by these Terms and by our Privacy Policy, each as amended from time to time. If you do not agree, do not access the Site or use our services.

1. Changes to the Terms We may modify these Terms at any time. The “Last updated” date above will change when revisions are posted. Your continued use of the Site after changes become effective constitutes acceptance of the revised Terms.
2. Eligibility & Jurisdiction The Site is intended for individuals who are at least 18 years old and located in the United States. We are licensed to broker real‑estate transactions in the State of Texas only (TREC License #0575210). Nothing on the Site constitutes an offer to provide brokerage services outside Texas.
3. License to Use the Site We grant you a limited, non‑exclusive, revocable license to access and use the Site for personal, non‑commercial purposes. You may not:   • Reverse engineer, scrape, or data‑mine the Site;   • Use automated scripts or bots without our prior written consent;   • Copy, distribute, or create derivative works from the Site content except as expressly allowed;   • Upload or transmit viruses or other malicious code;   • Violate applicable laws or regulations.
4. User Accounts If you create an account, you agree to provide accurate information, keep credentials confidential, and promptly update any changes. You are responsible for all activity under your account. We may suspend or terminate an account for violation of these Terms or for inactivity exceeding 24 months.
5. Property Listings & MLS Data All property information is sourced from multiple‑listing services (MLSs), public records, or sellers. Such information is deemed reliable but not guaranteed and is subject to change without notice. You should independently verify all facts before making purchasing or leasing decisions. Posted property valuations and mortgage calculations are estimates only and do not constitute financial advice.
6. Communications & Consent 6.1  Transactional vs. Marketing Messages   • Transactional communications include showing confirmations, document reminders, and status updates.   • Marketing communications include newsletters, event invitations, and promotional offers. Marketing frequency is limited to a maximum of two per month.

6.2  Consent to Contact By providing your phone number or email, you consent to receive transactional communications from us. Marketing messages require express written consent via an unchecked box or other affirmative action. Consent is not a condition of purchase. Message frequency varies. Standard message & data rates may apply.

6.3  Opt‑Out Methods   • Text “STOP” to any SMS to cancel.   • Click “Unsubscribe” at the bottom of any marketing email.   • Email leslieremy@astrarealty.com or call (972) 944‑9400. We honor SMS opt‑outs within 10 minutes and email opt‑outs within 48 hours.

6.4  A2P 10DLC Compliance All SMS traffic is sent through registered 10‑digit long codes. Each campaign submitted to carriers includes the brand name, message purpose, recurring nature, opt‑out and help keywords, and fee disclosure. Wireless carriers and aggregators do not guarantee delivery and are released from liability.

7. Intellectual Property All site content—including text, graphics, logos, photos, and code—is the property of Astra or its licensors and is protected by U.S. and international copyright, trademark, and other laws. Unauthorized use is prohibited.
8. Third‑Party Sites and Services The Site may link to third‑party websites (e.g., mortgage calculators, vendor portals). We do not control or endorse these sites and are not responsible for their content, privacy practices, or services.
9. Disclaimer of Warranties THE SITE AND SERVICES ARE PROVIDED “AS IS” AND “AS AVAILABLE.” TO THE MAXIMUM EXTENT PERMITTED BY LAW, WE DISCLAIM ALL WARRANTIES, WHETHER EXPRESS, IMPLIED, STATUTORY, OR OTHERWISE, INCLUDING ANY IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, AND NON‑INFRINGEMENT. WE DO NOT WARRANT THAT THE SITE WILL BE UNINTERRUPTED, ERROR‑FREE, OR SECURE.
10. Limitation of Liability IN NO EVENT SHALL ASTRA OR ITS BROKERS, AGENTS, OR AFFILIATES BE LIABLE FOR INDIRECT, SPECIAL, INCIDENTAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR FOR ANY LOSS OF PROFITS, DATA, OR GOODWILL, ARISING OUT OF OR RELATED TO THESE TERMS OR THE USE OF THE SITE, EVEN IF ADVISED OF THE POSSIBILITY OF SUCH DAMAGES. OUR TOTAL LIABILITY SHALL NOT EXCEED ONE HUNDRED U.S. DOLLARS ($100) OR THE AMOUNT YOU PAID TO US, WHICHEVER IS GREATER.
11. Indemnification You agree to defend, indemnify, and hold harmless Astra, its brokers, agents, employees, and licensors from any claims, damages, liabilities, and expenses (including reasonable attorneys’ fees) arising out of or related to your violation of these Terms or your misuse of the Site.
12. Dispute Resolution & Governing Law These Terms are governed by the laws of the State of Texas, without regard to conflict‑of‑law principles. Any dispute arising under these Terms shall be resolved exclusively in the state or federal courts located in Collin County, Texas, and you consent to personal jurisdiction and venue in those courts.
13. Severability If any provision of these Terms is held invalid or unenforceable, the remaining provisions shall remain in full force and effect.
14. Entire Agreement These Terms, together with the Privacy Policy and any written brokerage agreements you may sign, constitute the entire agreement between you and Astra regarding the Site and supersede all prior understandings.
