2. Scope of This Policy This Policy explains how we collect, use, disclose, and safeguard information obtained through the Site, our social‑media pages, email, and our SMS text‑messaging program. It covers both transactional communications (such as showing confirmations or contract deadlines) and occasional promotional marketing (such as new‑listing alerts, open‑house invitations, or market updates). 3. Information We Collect A. Information you voluntarily provide   • Contact details — name, postal address, email address, mobile number, and preferred contact method.   • Real‑estate preferences — budget, desired property features, move timeframe, etc.   • User‑generated content — comments, uploaded media, reviews, or survey responses. B. Information collected automatically   • Device and browser identifiers, IP address, referring URL, and the pages you visit.   • Cookies and similar technologies — see Section 9 (Cookie Policy). C. Information from third parties   We may receive lead details from real‑estate portals, social‑media platforms, or advertising partners in accordance with their privacy policies.

Legal Bases and Purposes of Processing We process personal information when at least one of the following applies:   • Contractual necessity – to perform the brokerage services you request;   • Legitimate interest – to operate, improve, and secure our business;   • Consent – for optional marketing via email or SMS (see Section 5);   • Legal obligation – to comply with bookkeeping, Know‑Your‑Customer, or other statutory duties.
5. SMS and Email Communications 5.1  Opt‑in Consent   • You will not receive marketing texts or emails unless you provide express written consent by checking an unchecked box or otherwise affirmatively opting‑in.   • Consent is not a condition of purchase. You may still work with Astra through alternative channels. 5.2  Message Frequency and Types   • Transactional messages may be sent as needed during an active real‑estate transaction.   • Promotional messages are infrequent (typically no more than two per month). 5.3  Fees and Rates   Standard message and data rates may apply for SMS; your carrier is not responsible for delayed or undelivered messages. 5.4  Opt‑out and Help   • SMS: Reply STOP to cancel or HELP for assistance.   • Email: Click the Unsubscribe link in any marketing email or email us at leslieremy@astrarealty.com.   • We honor opt‑out requests within 10 minutes for SMS and within 48 hours for email. 5.5  A2P 10DLC Compliance   • All SMS traffic is sent through registered 10‑digit long codes (“10DLC”).   • We disclose sender name, purpose, recurring nature, opt‑out keywords, and fee notice in every campaign submission to carriers.   • Aggregators and wireless carriers do not guarantee message delivery and are held harmless from liability.
6. How We Use Information   • To schedule showings, negotiate offers, and manage closings.   • To personalize property recommendations and alerts.   • To send newsletters, market reports, event invitations, or promotions (with consent).   • To analyze Site usage and improve functionality.   • To detect, investigate, and prevent fraud, spam, or security incidents.
7. Disclosure of Information We do not sell your personal information. We share it only as necessary with:   • Service providers (CRM, email platform, SMS aggregator, cloud hosting) bound by confidentiality.   • Cooperating brokerages, title companies, inspectors, or vendors involved in a transaction you authorize.   • Government authorities or courts when required by law or to protect legal rights.
8. Data Retention   • Transaction records and related communications: 7 years (per Texas Real Estate Commission rules).   • Marketing contact lists: until you withdraw consent or after 2 years of inactivity, whichever comes first.   • Website analytics data: up to 26 months.
9. Cookie Policy 9.1  What cookies we use   • Session cookies (expire when you close your browser) to maintain log‑in state.   • Persistent preference cookies (up to 1 year) to remember saved searches.   • Analytics cookies from Google Analytics to measure Site traffic. 9.2  Your choices   Most browsers let you refuse or delete cookies. Doing so may impair some Site functions.
10. User‑Submitted Content Comments left on blog posts capture the commenter’s IP address, browser user‑agent, and any data you make public such as your Gravatar profile image. Media uploaded to the Site should not contain embedded location (EXIF GPS) data; visitors may download and extract such data.
11.
